Selling property in Manhattan (specifically single apartment units) is a decidedly unique situation, because more so than most other areas, much of what makes a particular sale desirable/undesirable (i.e. the building’s overall aesthetic, the building’s other occupants, and changes in the neighborhood) is outside of the owner’s control.

 

However, there are some simple steps you can take to assure that your apartment’s interior is in top form.  Illuminating your property’s most positive attributes, will help add value to your home.

 

 

            Clean the space thoroughly

-Pay close attention to windows, floors, and walls

                        -If the paint is scuffed or chipped, touch up the dingy or damaged spots, so

they will not distract potential buyers

-Make sure all kitchen surfaces are well scrubbed, and that dishes/cutlery/glassware are properly stored

-Polish wooden furnish, and freshen all fabrics/upholstery

 

 

Check Hardware

            -Make sure doorknobs and locks are properly functioning

            -Check light fixtures/switches and outlets ensure that all are in well

working order, straighten crooked switch/outlet plates

 

 

Maximize Open Space

            -Remove all clutter and obtrusive furniture

            -Store cumbersome personal artifacts that could make the space feel

cramped or chaotic

 

 

Amplify the Positives

            -Isolate your apartments best features and high-light them (i.e. if your

apartment gets excellent light make sure the windows are exposed and

dressed in flattering treatments)

 

-Enhance the natural disposition of your property, rather than trying to

make a Pre-War apartment appear “modernized”, illuminate its intrinsic

architecture and intended design scheme

 

-Utilize select art pieces, and or fabrics, to augment your property and set

a coherent and welcoming tone

 

 

Review the “Four” senses

 

A simple way to assure that you have created an inviting space is to go over the

“Four” senses (taste of course being non-applicable)

 

Sight

            -Does the apartment appear clean and well kept?

            -Is the space adequately/pleasantly lit (note both natural and artificial

light)?

-Have you created a coherent color/design scheme?

-Are the spaces best features the focus of the space?

                        -Has all unnecessary furniture/clutter been removed?

 

            Touch

                        -Does your design scheme include varied/complimentary textures?

                        -Have you created the most possible open space?

 

            Scent

                        -Does the space smell clean and unobtrusive (*Scent plays a major role,

on both conscious and unconscious levels in determining a person’s

likes and dislikes)

 

            Sound

                        -Have you provided and ambient/calming “soundtrack” for potential

buyers (noise pollution is an obvious issue in much of Manhattan so

consider playing gentle/noninvasive background music)
